My opinion of this mountain lodge, the lodge needs some work but has a great potential to be converted in a highly potential revenue center. Great hub and location. The rooms and the hotel have to be renovated and re positioned in the market place especially with the travel agencies and wholesalers. At this current moment the hotel is about break even. Marketing plan and revenue management has to be established. ADR over the year around $80 with 50% occupancy according the owners. National market with 80% GAM and International market the resting 20%. Capital expenditures necessary .
